The Wellesley Police
Station is a two story steel framed structure originally designed with steep
sloped roofs and “synthetic slate” as the roof covering. Since the original
building construction in 1995-96, the roof was a constant source of problems
including areas of discoloration, cracking/breakage of the synthetic slates and
subsequent leakage. Unable to resolve these problems with the original Architect
and Contractor, the Town of Wellesley came to Peterson Associates for an
independent opinion about the causes of the problems. Peterson Associates
conducted a detailed evaluation and prepared a report regarding the roof and
related construction. The problems with the original roof were determined to be
due to recent changes in the in the material composition of the “synthetic
slates” as well as assorted other reasons. Various repair/ replacement options
with accompanying cost estimates were also provided in the report. Based on the
information contained in the report, the Town of Wellesley chose to initiate a
roof replacement project. Peterson Associates was retained by the Town to
prepare design documents (plans & specifications) for the project as well as to
monitor the installation of the new roof system. The new roof consists of
natural slate with copper flashings, which enhances the traditional appearance
of the building.
