

The Southfield
Elderly Housing Complex is a two story, brick masonary façade complex run by the
Plymouth Housing Authority. The structure was constructed circa 1960 with a “go
over” EPDM roof installed in 1988. Given the low coefficient of friction of the
EPDM roof system, sliding snow was a large problem and resulted in damages to
the copper gutter system as well as a public safety concern.
Peterson
Associates scope of services included an evaluation and design of the roof
system and gutter system. The condition evaluation report revealed that the
existing EPDM roof system had reached the end of its usefule life and repairs to
it along with snow guard augmentation, to limit sliding snow, would not be cost
effective. Detailed cost estimates were provided to the owner with our report.
Peterson recommended removal and replacement of the existing roof systems with a
two ply, modified bitumen roof system and replacement of damaged sections of the
copper gutters and downspouts. The modified bitumen roof system was specified,
in part, because the granual surfaced, cap sheet provided a high coefficient of
friction that limited the snow slide.
Peterson prepared plan and specifications, provided bid period and construction
period services.
