The Old Colony
Housing Development is a large multi-family housing complex that is owned /
managed by Boston Housing Authority. The 33 building’s making up the development
are generally 3-story brick and concrete structures with low-sloped roofs having
a combined area of nearly 220,000 square feet or 5 acres. The existing roofs
varied in age, ranging from 13 to 21 years old and were found to be in poor
condition and allowing water leakage into the buildings.
As the engineering consultant on the project, Peterson Associates conducted a
detailed investigation and report about the conditions of the roofs and related
construction. Givin the age and deteriorated condition of the existing roof
systems, replacement of the roofing and flashing was recommended. Due to the use
of the facility and configuration of the buildings, various other issues had to
be adresses in conjunction with the reroofing project. The access doors to the
roofs could not be locked as they act as a second means of egress in case of
fire. This made the roofs susceptible to damage by tenants and others. A durable
and puncture resistant roof system was therefore selected for use on the
project. A walkway system with barriers was also designed to limit the areas of
roof access by unauthorized persons. The roof construction is currently under
way and is being completed with the buildings fully occupied, requiring
extensive temporary protection and careful consideration to project scheduling.
Peterson Asscociates assisted by acting as a liaison between the Owner, Tenants
and Contractor to help coordinate these efforts.
