

Manning
Apartments is a nineteen story, precast concrete structure, constructed circa
1973. The housing complex is owned / managed by Cambridge Housing Authority.
Peterson
Associates was first retained by Cambridge Housing Authority to perform a Water
Penetration Investigation and Report. As part of this report, the roof and
entrance plaza deck was evaluated and tested for leakage. The existing roof was
a ballasted single ply membrane roof and the existing plaza deck water proofing
was an asphalt based liquid applied system were found to be aged and
deteriorated. Repair of the existing roofing systems was impractical, given the
previous water leakage and saturation of roof insulation layers. Therefore,
complete roof tear-off and replacement was recommended. Given the numerous
leaks under the plaza deck system and the large areas of concrete deterioration
noted replacement of the waterproofing system was recommended.
Peterson Associates subsequently prepared
the drawings and specifications for the project, and provided contract
administration services. The project was completed with the building fully
occupied, requiring extensive temporary protection and careful consideration to
project scheduling. Peterson Asscociates assisted by acting as a liaison
between the Owner, Tenants and Contractor to help coordinate these efforts.
