1000 Southern
Artery in Quincy, MA is a federally funded elderly housing complex owned by
Quincy Point Congregational church. The structure is a nine story concrete,
steel and masonry structure constructed in 1970. Peterson Associates was
retained by the Owner to evaluate the exterior balconies and provide a
recommended scope of repairs to stabilize the concrete and steel balcony
structures as well as restore the waterproofing components. Peterson Associates
performed a field investigation of the existing balconies, documents existing
deficiencies, and prepared a detailed report outlining the reasons for the
deterioration of the balconies and provided a recommended scope of repairs. A
detailed cost estimate was provided with the report to provide Quincy Point
Congregational Church with budgetary numbers for the project. The scope of work
designed by Peterson Associates included repairs to the existing concrete
balconies, removal and replacement of the existing steel fascias, and the
application of a traffic-bearing waterproof coating to prevent future
deterioration to the balconies.
